Application Process

Rental applications are processed on a first-come, first-serve basis. Approval to rent an apartment is based on previous rental history, current employment, income, and credit histories. The following is the criteria for renting a unit:

  1. Application: Separate applications must be completed for each applicant over 18 years of age who will be residing in the unit. Please check (top right corner) whether you are a tenant or guarantor. The last page of the application must be signed and dated.
  2. Identification: Copy of valid Driver’s License or Passport.
  3. Earnings: Your gross earning/income must be at least (3) times the rental amount of the unit you are applying for.
  4. Employment Verification: Please include an offer letter, (2) recent pay stubs, or a letter from an employer. Letters from an employer must be written on corporate letterhead. The letter must include date of hire and monthly or annual gross earnings. If self-employed, include either the first page of your most recent tax return or a recent bank statements showing income for the last (3) months.
  5. Move-In Costs: If you are approved for the unit, please note that all monies must be paid with a cashier’s check or money order. No personal checks, cash, or credit cards will be accepted. Your move-in costs include security deposit and first month’s rent. All subsequent rent can be paid with personal check.

Application packages can be scanned and emailed to Leasing@hawthornestone.com, faxed to (415) 441-2707, or dropped off at the Hawthorne/Stone offices at 1704 Union Street, San Francisco, CA 94123.

Upon receipt of a completed application, valid picture ID, and proof of employment, your application package will be reviewed.
